White TPO membrane roof with welded seams and rooftop units on a Dallas commercial building

Roofing systems

TPO roofing.

White thermoplastic single-ply with heat-welded seams, common on warehouses, offices and retail in North Texas.

What it is

A white membrane with welded seams.

TPO (thermoplastic polyolefin) comes in rolls of reinforced sheet. Seams are joined with hot air, so the laps fuse into one sheet instead of relying on tape or glue. Sheets run 45, 60 or 80 mil thick. We price 60 mil as our reference system, mechanically fastened or fully adhered, and any thickness the spec names.

The white surface reflects most of the sun that hits it. On a Texas summer afternoon that keeps the roof surface far cooler than a dark membrane, and it lowers the cooling load on the building below.

Fastened or adhered

The spec decides the attachment.

Mechanically fastened. Plates and screws hold the sheet through the insulation into the deck, and the next sheet's lap covers the row. It goes down fast and costs less. The fastener pattern tightens at the corners and perimeter, where wind pulls hardest.

Fully adhered. The sheet is bonded to the cover board with adhesive. The surface is smoother, the sheet does not flutter in wind, and it suits decks where fasteners are limited. It takes more labor and dry weather to install.

The wind-uplift rating in the spec sets the pattern, not a rule of thumb. We price the attachment the spec names and list any alternate you ask for.

Where it fits

Best for large low-slope roofs.

  • Warehouses and distribution buildings with wide open roofs and a clear drainage plan
  • Offices and retail where a reflective roof helps the energy budget
  • Re-roofs over a sound deck after tear-off

Where kitchen exhaust or chemicals land on the roof, PVC is usually the better choice. Water that stands longer than 48 hours shortens any membrane's life, so tapered insulation and drains belong in the same scope.

How we price it

From the drawings, line by line.

We take the field area off the roof plan in square feet and the perimeter and parapets in linear feet, and we count every drain, curb and penetration. The scale is checked against a known dimension before a quantity is recorded. Each line is priced from our unit-cost database: membrane with waste, insulation layers, fasteners or adhesive, flashing, edge metal and walkway pads. An estimator approves the proposal before it goes out.

FAQ

Questions GCs and owners ask.

How long does a TPO roof last?

Service life depends on thickness, attachment, the details at curbs and edges, and maintenance. Thicker sheets carry more weatherable material over the scrim. The manufacturer warranty term in the spec is the clearest guide for a given project.

Is 60 mil worth it over 45 mil?

On most commercial roofs in North Texas, yes. The extra thickness adds material above the reinforcement, which helps against heat, foot traffic and hail. If the spec names 45 mil, we price 45 mil and can add 60 mil as an alternate.

Can TPO go over the existing roof?

Sometimes. A recover is possible when there is only one existing roof, the insulation below is dry and the deck is sound. A moisture survey answers that. If any of those fail, it is a tear-off.

How does TPO handle hail?

A cover board under the membrane and a thicker sheet both raise impact resistance. If the owner wants hail resistance rated, the spec should name the exact FM Approved assembly and hail classification, so every bidder prices the same assembly.

Have a TPO roof out for bid?

Send the invitation. Link the drawings and spec, give the bid date, and we'll confirm we have them and whether we're bidding.
