How we work

Every roof starts as a bid.

  1. 01

    From your drawings

Roof plans, details, mechanical sheets and the Division 07 spec.

  2. 02

    Measured to scale

Quantities checked against a known dimension before they count.

  3. 03

    Priced line by line

Each line from our own unit-cost database, alternates on their own.

  4. 04

    Signed off

An estimator approves every proposal before it goes out.

Why it matters

Edges are where wind starts.

Wind lifts a low-slope roof from the edge. Building codes require edge securement on low-slope roofs to be designed and tested to a standard (ANSI/SPRI ES-1), and many specs call for pre-manufactured, tested edge systems. Coping and edge metal that are fastened to the right pattern keep the membrane attached when a storm comes through.

Metal also moves with heat. Cleats, splice plates and expansion joints let it move without tearing the membrane or opening a joint.

How we price it

Linear feet, pieces and finish.

Coping, edge metal, gutters and counterflashing come off the drawings in linear feet; downspouts, scuppers and conductor heads by count. Gauge, metal and finish follow the spec and the architect's color. Shop-fabricated and pre-manufactured items are listed separately so the GC can compare submittals.

FAQ

Questions we get.

Do you fabricate or buy pre-made edge metal?

We price what the spec calls for: shop-fabricated pieces to the details, or a tested pre-manufactured system. Many specs require the tested system for edge securement.

Can you match an existing coping color?

Usually, from the manufacturer's standard color charts. A custom match is priced as an alternate.

Do you replace gutters on homes?

Gutters and downspouts are part of our residential re-roofs when the scope includes them. Ask when you call.

Is sheet metal in your roofing package?

Send the invitation. Link the drawings and spec, give the bid date, and we'll confirm we have them and whether we're bidding.
