Dallas roofs

What the Dallas climate does to a roof.

  • Summer heat. Long stretches of triple-digit days cook dark roofs. A white single-ply or a reflective coating lowers the surface temperature and the building's cooling load.
  • Spring hail. North Texas sees hailstorms most springs. Cover board and thicker membranes resist impact, and an impact rating in the spec makes every bidder price the same roof.
  • Wind. Thunderstorm gusts lift edges first. Edge metal and coping fastened to a tested pattern keep the membrane on.
  • Heavy rain. Short, intense storms test drains and scuppers. A tapered system that moves water to the drains matters more than the membrane on top.

Permits

Permits and inspections.

Many North Texas cities require a permit to replace a roof, and the energy code a city adopts can set the insulation on a tear-off. Permit and registration rules vary by city, and the proposal states who obtains the permit.
